Transportation and land use planning, as a field, is shifting away from segregated uses connected by highways and streets to more compact, mixed-use developments connected by high-quality transit. This new paradigm has brought special attention to transit-oriented developments (TOD), which are sometimes touted as being among the most affordable, efficient places to live. But how affordable are they, and who has the power to effect change?

Is Transit-Oriented Development Affordable for Low and Moderate Income Households?, a study funded by the National Institute of Transportation and Communities (NITC), examines housing costs for households living in TODs. "(Overlooked) Association between Express Bus Station/Stop Proximity and Multifamily Rents with a Surprise about Transit Mode Synergism and Implications for Transit and Land Use Planning" is an April 2021 article in Transportation Research Record: Journal of the Transportation Research Board, authored by Arthur C. Nelson and Robert Hibberd of the University of Arizona. 

The article (PDF of pre-publication version here) is an offshoot of the researchers' NITC-funded project, Transit Impacts on Jobs, People and Real Estate, which we reported on last month. There are two key findings:

  • Express bus stops have positive influences on multifamily rents up to a mile away, and
  • Shared express bus and light rail transit stops have synergistic, additive effects on multifamily rents up to one mile around them.

Millennials prefer walking over driving by a substantially wider margin than any other generation, according to a new poll conducted by the National Association of Realtors and TREC, the Transportation Research and Education Center at Portland State University.

The 2015 National Community and Transportation Preference Survey found that millennials, those aged 18 to 34, prefer walking as a mode of transportation by 12 percentage points over driving. Millennials are also shown to prefer living in attached housing, living within walking distance of shops and restaurants, and having a short commute, and are the most likely age group to make use of public transportation.

The poll also found that millennials show a stronger preference than other generations for expanding public transportation and providing transportation alternatives to driving, such as biking and walking, while also increasing the availability of trains and buses. Millennials likewise favor developing communities where people do not need to drive long distances to work or shop.

In transit-oriented development, planners typically focus on the neighborhood within a quarter of a mile of a transit stop.

Housing and commercial developments within this "walkable zone" are thought to be the ones primarily affected by, or dependent on, the transit stop.

New research from the University of Utah expands the traditional one-quarter-mile distance away from transit stops to a broader radius of about one and one-quarter mile from a stop.

The project's principal investigator, Susan Petheram, led a team of researchers who used the Salt Lake County assessor's database to analyze property values surrounding light rail stops. Petheram is a NITC doctoral dissertation fellow and the research stems from her dissertation.

The National Association of Realtors® and Portland State University conducted a nationwide survey in the 50 largest metropolitan areas, asking Americans about where they live, where they want to live, and their travel habits.

This webinar will present the key findings from that survey, including people’s preferences to live in mixed-use, walkable communities and what may help them walk, bicycle, and take transit more. The large sample (3,000) allows us to look at demographic differences, including between the generations (Millennials, Baby Boomers, etc.).
